Answers to the questions we hear most often from families, executors, and agents working through an estate cleanout or junk removal project in the Omaha area.

What happens to items we don’t want kept?

Every item gets sorted into one of a few paths: usable furniture, housewares, and clothing in good condition go to local donation centers; scrap metal and recyclable materials are separated out where possible; and anything left over — broken, worn out, or not donatable — goes to proper disposal. We flag anything that looks like it could have resale value so you can decide whether it’s worth including in an estate sale before it’s donated or discarded.

Do you handle donations and recycling separately from landfill disposal?

Yes. We sort as we go rather than loading everything into one truck headed to the dump. Items in good condition are set aside for donation, recyclable materials like scrap metal and cardboard are separated out, and only what’s left — genuinely unusable or unsellable — is treated as landfill waste. It takes a bit more time on our end, but it means far less of what comes out of your home ends up in a landfill unnecessarily.

How much does an estate cleanout typically cost?

It depends on the size of the property, how much needs to be removed, and how much sorting and donation coordination is involved — a single decluttered room costs very differently than a full multi-bedroom house with a basement and garage. Rather than guess over the phone, we provide a free in-home or virtual walkthrough and give you a clear, written estimate before anything is scheduled, so you know the cost upfront with no surprises.

Do you work with real estate agents or estate executors?

Regularly. We’re used to coordinating with real estate agents who need a property cleared and cleaned before it’s listed, and with estate executors or professional organizers who may be managing a property on behalf of a family that isn’t local or isn’t able to be present for every step. We can communicate primarily by phone or email, work around closing dates and showing schedules, and provide documentation of what was removed if that’s useful for the estate’s records.

How far in advance do we need to schedule?

It varies with the season and the size of the job, so the honest answer is: the sooner you reach out, the more flexibility we’ll have on timing. That said, we understand estate and moving timelines are often not up to you — a closing date, a moving truck, or a care facility move-in date can all force a tight window. Tell us your deadline when you request an estimate and we’ll be upfront about whether we can meet it.

Do you handle hazardous materials?

Not all of them, and we’d rather be honest about that upfront than take on something we’re not equipped to dispose of properly. Items like paint, chemicals, propane tanks, certain electronics, and similar hazardous materials often need to go through specific disposal channels rather than standard hauling. During your estimate, point out anything you’re unsure about and we’ll tell you clearly whether it’s something we can take or something you’ll need to arrange separately.

Is someone required to be present during the cleanout?

No — plenty of our clients, especially executors or family members who live out of town, aren’t able to be on-site for the whole job. We can work from a walkthrough, in person or virtual, a clear list of what stays and what goes, and check in by phone or photo as needed. If you do want to be present for all or part of it, that’s just as easy to arrange.

What if there are valuable or sentimental items mixed in with the rest?

This comes up in almost every estate cleanout, which is why we don’t clear a room in one pass without a second look. If we come across something that seems like it could be valuable, meaningful, or easy to overlook — photographs, jewelry, documents, collectibles — we set it aside for you rather than boxing it up with everything else. If you’d like to walk through and flag specific items or areas before we start, we build that into the initial walkthrough.

Do you offer virtual estimates, or does someone need to visit in person?

Both are available. Many families, especially those handling an estate from out of town, find a virtual walkthrough — photos, a video call, or both — is enough for us to provide an accurate estimate. If you’d prefer someone to walk the property in person, we’re glad to schedule that instead, whichever feels more comfortable for your situation.
